Meet Allison Settle-Smith

This month for ‘Meet the Agent’ Property Skipper featured our Rental Associate, Allison Settle-Smith. Allison discussed how the America’s Cup will affect the rentals market in 2017, top tips when you are looking at potential rental properties and why she enjoys working at Rego Sotheby’s International Realty.

 

How long have you been a real estate agent? I’ve been a licensed agent with Rego Sotheby’s International Realty (RSIR) for one year. I began training as a Sales Administrator in January 2016. At the same time, I was working on launching our new Vacation Rental platform for the America’s Cup. I have since transitioned to the Rental Department as an Agent, and have been assisting the Property Managers with their residential listings.

 

Why do you like working for (Rego Sotheby’s International Realty)?  We are a full service firm, as a new agent this is a huge advantage because I have experts in all fields of real estate to turn to for assistance. This includes residential and commercial rentals, property management, residential and commercial sales and marketing. I’ve been lucky to gain experience across multiple departments which has helped with my development as an agent to better serve my clients. We have best in the business agents, who are always extremely helpful and supportive.

 

What is the favorite part of your job? Finding the right fit for clients and knowing that they are satisfied with their real estate decisions, whether it be a great tenant for a landlord or signing a lease on a place to call home for a tenant.

 

What is your favorite property on the market right now? Gairlochy – Available as a vacation rental during the America’s Cup. This house is my favorite because it is a traditional home with modern renovations that has maintained its Bermuda charm.

 

How will the America’s Cup affect the rental market in 2017? Due to the America’s Cup we are currently experiencing high demand, low supply. After the America’s Cup the market will flip to higher supply and lower demand. If the America’s Cup stays in Bermuda past 2017, the rental market will continue to be strong, which is great for those who have invested in rental properties!

 

What are your top 3 tips when looking for a potential new rental home?

1) Take note of the overall condition and upkeep of the property on your viewing. Having an attentive landlord that cares about their property goes hand in hand with being a happy tenant.

2) Be willing to compromise. Keep in mind that everything on your “must have” list, may be outside of your price range.

3) Work with an Agent! We are here to assist as industry professionals and experts. A good agent will always act in your best interest, be up to date on the listings and market status, and most importantly will be able to save you precious time!
