1. Potential growth – Before starting your search evaluate your needs. Is your office headcount expected to grow in the next 1 year? 3 years? Will your current office accommodate that potential growth? If you suspect you may outgrow your space in a few years, it is wise to consider a space with growth potential.

 

2. Flexibility of space – If you are constantly trying to find a good event space to host gatherings, office events, or client meetings, you are likely spending a lot of time and money. Always evaluate the flexibility of an office space to determine its potential.

 

3. Security – The best office space in the world will not matter if it is not safe. Safety features to look for can include 24/7 security monitoring and keycard access for the building entrance and elevator floor access.

 

4. Connection capabilities – We’ve all heard the saying “time is money” which means fiber optic speed is crucial. Finding a building that is technologically move-in ready means you will not be burdened with cable installation.

 

5. Location – Consider proximity to public transportation, parking, restaurants, and supermarkets. Try to position yourself with high-profile brands nearby as your neighbours. If you can find an office space with close proximity to other resources such as other companies you do business with, even better.

 

6. Landlord – If you are seriously evaluating a property, consider arranging a time to chat with the landlord or property manager to gauge synergy. Having a landlord that is responsive and attentive is very important for a tenant/landlord relationship.
