This month for ‘Meet the Agent’ we interview Jodi Ming, a professional Services Associate at Rego Sotheby’s International Realty. Jodi discusses how her experience in the banking industry inspired her to get more involved in Real Estate, why she enjoys working in professional services at Rego Sotheby’s International Realty and the top benefits for owners using a property management service.

How long have you been in the business? My first experience with Real Estate was on the banking side. I worked three years at Butterfield Bank in the Consumer Credit Department, and my time there really inspired me to get further involved within the industry. Real Estate encompasses so many different areas of the economy, everything from banking to sales, from investments to government planning and construction to name a few.

Why do you like working for Rego Sotheby’s International Realty and what’s the favourite part of your job? I began my job as a Professional Services Associate at Rego Sotheby’s International Realty back in August of 2017, and the part that I most enjoy is the valuation side. I’m good at numbers! I also enjoy interacting with clients, and my work with property management allows me that opportunity. I recently earned my Real Estate Sales license as well, and I am midway through my Master’s Degree in Real Estate which will allow me to become RICS (Royal Institution of Chartered Surveyors) certified, a requirement for the industry. Real Estate is really a passion for me and I enjoy the opportunity to diversify my knowledge.

Where are you seeing activity in the real estate market at the moment? From a professional services point of view, we are seeing an uptick in real estate valuations, whether it be for a new purchase, a refinancing request or even personal use to see what one’s property is currently worth. There is a myriad of reasons why property owners become knowledgeable about their real estate investments, and we are counted on by Bermuda to provide this service. Often we undergo valuations for renovation projects which provide a benchmark for return on investment to the homeowner.

What is your favorite commercial space on the market right now? I would have to say 87 Reid Street. That is one of the properties that we manage, and it is a very compelling investment opportunity because it has the unique garden space which many commercial properties do not have. It is an incredibly versatile space that could literally be used for anything: a restaurant, club, art gallery, a studio… The possibilities for that space are truly limitless. And it is really in a great location, too!

How do you see the Bermuda property market in the coming year (2019)? The world of property management is a very dynamic sector of the real estate industry. Based on statistics from the past year, I foresee that we will continue to sustain continuous growth in the upcoming years. Because the economy is always changing people will always need updated valuations.

What are the top three benefits for real estate owners who entrust you with their properties to manage?

1. The administrative effort involved with managing a property can be extremely cumbersome. By allowing our experienced team of property managers to take that on the property owners are able to focus their time in other areas of life, whether that be enjoying retirement or pursuing other investment opportunities.

2. Property Management can be curated based on specific circumstances. If all a property owner needs is property maintenance, then we can create a limited management plan suited for those particular requirements. This customization allows for more flexibility with our clients who just need assistance in a few areas.

3. Peace of mind knowing that qualified professionals are ensuring their investments are well-maintained.
